LetCompare is built to make letting agent fees easier to understand. Instead of scrolling through multiple websites and deciphering different formats, we bring typical fees together in one place so you can compare like-for-like before you instruct an agent.

This page explains how we collect fee information, how we match agents to your property, and what you’ll see when you use LetCompare to explore options in your area.

Start by telling us where your rental property is, usually by postcode or town. This helps us identify which agents are actually active in your area and which fee data is relevant to you.

We identify relevant letting agents

We look at agents that advertise in your chosen area and have clear information about their fees and services. Our aim is to reflect the range of options a typical landlord would consider, including both local and wider-coverage agents where appropriate.

We pull fee information from public sources

For each agent, we review publicly available fee information from their website and other materials. We focus on typical fees for let-only, rent collection and full management services, along with common additional charges where they’re clearly stated.

You see fees side by side

When you request a comparison, we organise the fee data into a simple, side-by-side view. This makes it easier to see how costs differ between agents and service levels, and where it’s worth asking extra questions.

What we show in a typical comparison

The exact layout can vary by area, but most comparisons are built around the same core elements so you can quickly understand how agents differ.

  • Service levels – We highlight typical fees for let-only, rent collection and full management services where agents offer them.
  • Headline percentage or fixed fees – We show the main fee structure an agent uses, usually as a percentage of rent or a fixed amount, based on what they publicly advertise.
  • Common additional charges – Where stated, we flag common extra fees such as tenancy renewal charges, setup/tenant-find fees, inventory costs or exit fees.
  • Context and notes – If there are important conditions or typical variations, we include notes so you know what to ask about when you speak with the agent.

What LetCompare doesn’t do

Understanding what we don’t do is just as important as knowing what we do cover.

  • We don’t handle rent, deposits or client money
  • We don’t sit between you and your chosen agent once you decide who to instruct
  • We don’t recommend or endorse specific agents over others
  • We don’t provide legal, tax or financial advice
  • We don’t guarantee that every possible fee or scenario is captured – our comparisons are a guide based on publicly available information

How accurate is the fee information?

We take care to record fees accurately based on what agents publish, and we update our data periodically, focusing first on areas with the most landlord activity. Each area or location page includes an indication of when fee data was last reviewed.

That said, fees are still a guide, not a quote. Agents can and do adjust pricing based on property type, rent level, landlord requirements and other factors. Before you instruct any agent, you should always confirm exact fees and terms in writing.

How to use LetCompare as a landlord

The most effective way to use LetCompare is as a starting point for informed conversations. Use the comparisons to understand typical fee levels in your area and to narrow down a shortlist of agents whose pricing and service mix looks sensible.

If you’re a letting agent, the fee information we show is normally taken from your public website or marketing materials. Where details are unclear or out of date, we may contact you directly or invite you to submit updated fees through our agent portal.

Our aim is to reflect your pricing fairly and accurately as part of a broader comparison for landlords in your area. If your fees change or you believe something has been misinterpreted, you can send us an update.

How it works – FAQs

Do you show every agent in my area?

We aim to include as many active agents as possible, but we prioritise those with clear, published fee information. In some cases, agents who don’t publish detailed fees online may not appear until more information is available.

Can I still use LetCompare if my area isn’t listed yet?

Yes. You can submit your details and we’ll use that information to prioritise new locations. Where possible, we’ll also give you a general sense of how fees look in nearby areas.

Do you charge landlords for using LetCompare?

No. There is no charge for landlords to use LetCompare to view typical fee information and compare options.

Will agents know I’ve viewed their fees?

We don’t share individual browsing behaviour with agents. If you choose to contact an agent directly, that relationship is between you and the agent.

How often do you review your process?

We review both our data collection process and how we present comparisons on a regular basis, based on feedback from landlords and agents and any changes in the way fees are typically structured.
